1992 964 cabrio heating & A/C issues

I have all forms of heating and A/C issues. I recharged the R12 in my 964 in early June. It is nearly empty at this point. I know that I will need to look for a leak as the condensor appears to be fine and I don't believe the $75 repair kit you had discussed in a previous forum (search 'r12') applies to my issue. Short of a need to remove all body panels from the driver side of my car, what would you suggest I do to find the leak in my A/C system.Secondly, when the temp falls back below 100 here in AZ, I'll need to consider use of my heating system again. The actuator for my flaps has gone bad. I've been told I'll need to remove the fuel tank and my mechanic does not advise that I take this one on myself. What is the complexity to replace these actuators? I wish they would've stayed with the manual adjustments from the Carrera.Thanks
