CV Boots and Axles

I am looking at purchasing a 2000 Boxster S with 44000+ miles on it. I have the complete maintenance history, which includes an RMS replacement at 17000 miles. Of more concern, both rear CV boots were reported torn and the boots and axles were replaced, then sometime later, the left CV boot was noted to be torn again and was replaced. In reviewing other questions on this topic in the Boxster section, the proper repairs appear to have been made. But what causes a CV boot to tear, and does this indicate some ongoing mechanical problem with the car or some "bad" driving practices?
